Carabacel: Renaissance of a top floor in a neoclassical palace
In the heart of Carabacel, within a late 19th century neoclassical palace, an old apartment that had remained in the same family since the late 1940s is now starting a new life. Long occupied only intermittently, the property still bore the marks of decades of successive changes such as being divided into two units, random alterations and confused circulation.
As is often the case in these large period apartments, the kitchen had been relegated to a distant corner, far from the dining room. The north-south through potential was left unused. On one side were the bedrooms, on the other a vast but isolated living room.
The renovation project aimed to bring coherence and a new sense of openness to the space. The kitchen was moved opposite the living room to restore the generous through layout that forms the backbone of the apartment. The result is a vast reception area, filled with natural light and designed for smooth and functional circulation.
At the same time, a master suite was redesigned on the south-east side, taking full advantage of its ideal orientation. The whole project combines respect for the architectural character with contemporary comfort, opening a new chapter for this historic apartment. .

Turning the atypical into an advantage
Just a stone’s throw from the Martinez, this apartment had not moved in over thirty years.
Its unusual layout discouraged buyers, despite a beautiful northwest-facing terrace, perfectly suited for long summer evenings.
The renovation dossier changed everything. By moving the kitchen next to the living room, the apartment regained its north-south through layout and a true balance. On one side, a large bright space designed for receptions and summer living. On the other, well-preserved bedrooms offering privacy.
This projection allowed buyers to see the obvious: a three-room apartment that could easily be converted into a four-room layout, perfectly suited for seasonal rental.
